Roof Replacement

Roof replacement has begun at the community, Buildings 11 & 10 have had the old tile removed, roof decking repaired where needed and waterproofing underlayment installed and all flashing re-sealed.

The new roof material should arrive early April and the new roof installation should begin soon after.

The material being installed is a 50 year 'Stone Coated Metal Tile' extending the life of the roofs well into the future.

This is a large project that has caused some disruption during the time of demolition, thankfully it has been minimal with parking in  front of the buildings being worked on unavailable during the day only - the roofers have worked some late days but most days people have been able to return home from work and park in their spaces.  The roofers and management shall look to keep disruptions to a minimum and thank the residents for their cooperation during each phase.

So far the first 2 buildings have taken an average of 6 days, we hope this can be reduced to 5 days, however this is also very dependent on repairs to roof deck and fascia boards.  The roofing company's goal is to complete the project as quickly and smoothly as possible.

During the tear off phase the parking in front of each building shall be closed from 7:30 to 6:00pm each day, there is no way to safely remove the material without the parking area being empty.

We do not yet have an exact schedule for the installation but at this time we understand once the material is on the roof there should be no intrusion on parking.

We shall use emails, texts and paper notices to keep residents of each building aware of the schedule as it gets close and during the removal and replacement of each individual building.  Please check emails regularly for communication from [email protected]
